Seven simple steps to your unique dream home design.

Step 1. Meet for an obligation-free design consultation
Make an appointment to sit down with us and let’s talk all about your vision for a beautiful new home. This meeting is all about understanding your lifestyle and appreciating what you’re after in your home. Having built over 10,000 homes (including our own!) we can help you imagine the many opportunities in your block of land. This stage is also about discovering possible restrictions for building, such as surroundings, orientation, shape and size, plus council considerations.
We recommend meeting at one of our display homes, where inspiration and creativity flows, and we can point out innovative design elements you may wish to think about. With your vision on paper, we then provide our design and estimating teams with a detailed brief.
Step 2. Work out your custom home budget
Details matter! We want to design and build your dream home ensuring it ticks your budget boxes. Setting a budget is a critical step, and we firmly believe in being transparent from the outset. With a clear understanding of numbers, we can get on and work with you to figure out your custom home’s size and inclusions.
We prepare a preliminary budget and also detail elements you may not have considered , such as land, site works, construction and finishing details. You may also need to think about demolition fees and accommodation costs if you’re rebuilding on your current site. Our aim is to present you with the clearest possible picture.
Step 3. Design your new custom home
The possibilities begin to take shape! The custom home design phase sees our design team work on the detailed brief from our initial meeting. They put their vast experience to work on your vision to prepare initial drawings, creating a custom home design that’s all about you. From here, we work closely with you to fine tune the design, tie down small details, and ensure your ideas and your lifestyle needs are included. When you let us know you’re happy and that everything is just right, we move forward to prepare your sketch plans to submit to the council.
Step 4. Prepare plans and building contract
Your design is agreed, so we begin the next important steps that get you closer to your new home. We prepare a final detailed quote for you. This includes all construction costs, council costs, site works and all other related build costs. Once you’ve signed off the quote, we start work on planning applications, working drawings, engineering, and preparing your contracts and addenda. When all this is in order, we present you with working drawings, a final contract and addenda. These terms simply mean:
- Working drawings: detailed plans that show everything about your home’s construction, from how the house will sit on the block, to the cabinets in your kitchen and bathrooms.
- Contract: a legal document supplied by the Housing Industry of Australia (HIA), an independent body that ensures the contract contents reflect a fair process for client and builder.
- Addenda: a document outlining the range of fixtures and fittings included in the price of your home. This provides an assurance of the level of quality, the brands and product ranges and individual items you can select at pre-start stage, with the help of our interior designer and your pre-start consultant.
Step 5. Pre-start
Things feel very real! This part of your journey to a beautiful custom home is exciting and full of possibilities. You get to choose ‘real’ items and consider colour schemes, so you can visualise every room and the overall style of your brand new home. You also have the free services of our professional and experienced interior designer to help guide all your choices that create your unique style and liveability the way you want it. After meeting our interior designer, we organise your personal meeting with your dedicated pre-start consultant who works closely with you to select all final items that refine your home, and to make any further changes required.
Step 6. Construction phase
It’s reassuring to know that once your build is underway, Stannard Homes will keep in touch and keep you updated every step of the way. During construction, your dedicated client liaison team member will send you fortnightly emails, and is always available to answer any questions. You’ll also have the chance to meet with your site supervisor at various stages throughout the building process.
The transparent Stannard approach means peace of mind as your new home is being built. We only work with excellent tradespeople and suppliers. Every new home is as important to us as it is to our client. Our top priorities are always taking care in the construction of your home, and taking pride in what we do for you.
Step 7. Handover and maintenance
It’s time to celebrate! This is a time we love – handing over the keys to your stunning new custom built home. Because we’ve kept you updated through the build, there should be no surprises. However, attention to detail is important to us, and at this stage we conduct a thorough final inspection of your home with you. This ensures that everything meets your expectations, and our exceptional standards and quality are evident. At this stage, you’ll need to have your own home and contents insurance in place, as our insurance ceases at handover when you take possession of the keys to your dream home. We take care of any maintenance items, should they arise at the 6-month mark, ensuring your home has the time to ‘settle in’.
