How to choose the right luxury home builder

Consultation with a luxury home builder in Perth

Choosing a luxury home builder is like choosing a life partner. You may not be physically stuck with the builder forever, but you’ll be stuck with their work. So doing your due diligence in terms of research is in your best interest. But it’s not as simple as collecting a few quotes.

First, you need to confirm the builder is competent, trustworthy and legit. But where do you start? We know finding a builder can feel overwhelming, so we’ve created a guide you can follow.

Cast the net wide

The first step to finding a luxury home builder is gathering a list of possibilities. Cast the net wide. Don’t rely on just Google search, although this is a good tactic. Gather options from various sources – on and offline.

Ask friends and family

Word of mouth may seem outdated, but it’s still one of the best ways to find a custom home builder. You also get a more accurate picture from family and friends than online reviews. Whose house do you love? Ask them who built it. Alternatively, ask around for recommendations. Don’t be afraid to ask the hard questions either, e.g. what they didn’t like about the building experience.

Dive deep into Google research

Google is only as good as your research. Don’t rely on obvious keywords like “luxury home builder” or only look at the first page of search results. Instead, try searching different terms like “custom home builder”, “two-storey home builder” or “Cottesloe home builds”, whatever terms are specific to your desired build style. Then, when you come across a builder you like, head to their custom projects and see their recent projects.

Browse house databases

You can find reputable luxury home builders on home design sites like Houzz. The great thing about Houzz is you can search for building professionals and refine your search by “location”, “style”, and “budget”. You can refine it further with “eco-friendly” and “locally owned” categories. Bookmark your favourites and revisit them later.

Narrow down your ‘luxury home builder’ short list

Now you have cast the net wide and have a list of possible house builders, it’s time to refine and cull. We recommend refining your list down to 5 options. Here are a few ways to do it:

Tick off the mandatories

We’ve all heard horror stories. An innocent family loses thousands on a dodgy builder. How can you make sure you don’t choose a cowboy? First, make sure the builder is registered. You can visit the Department of Commerce WA and search their database. Legit builders will also have public liability insurance and be members of the Housing Industry of Australia or Master Builders of Australia. If your builder is serious they will have the basics sorted.

Create your wish-list

During your research, you’ve probably noticed builder “vibes” that resonate. It could be anything from a preference for local builders to a penchant for Hamptons-style homes. You may also have restrictions like a narrow lot design you must consider. Take note of these considerations. They will help you narrow down the search. Collect all your preferences and inspirations in a spreadsheet or document, go through your list and cross out builders that don’t fit the bill.

Get builder proof

Another absolute must for Perth builders is builder proof. When you’re spending a lot of money, you don’t really want a builder new to the game. You want a business who is experienced and has successfully built many homes and delivered quality every time. Look for proof. This includes:

  • Years of experience (at least 5-10)
  • High-quality portfolio
  • Customer testimonials
  • Online reviews
  • Addresses where they’ve built

Meet your top 3 luxury home builders

We hate to use the dating example again, but your relationship with your builder can last up to two years. Like dates, no matter how much you stalk their Instagram, it’s best to meet them in person and come prepared with a list of questions to ask your builder

Questions to ask your luxury home builder

  • What’s your experience with the type of home I want to build? Can you provide me with examples?
  • Are you a registered builder and are you insured? (Even if you have seen this on their website, request proof)
  • What’s your communication style? How will I be kept informed throughout the process?
  • Can you provide me with client contacts so I can chat with them about their experience building with you?
  • Are your contracts all-inclusive and fixed price?
  • What is included in my contract?
  • When will I receive my quote?
  • What’s your warranty period?
  • How do you ensure quality?
  • What happens if I want to change something after your quote? How flexible are you?

Building a luxury home is a big deal. Make sure you do your research and find the best builder for you.
