Now you have cast the net wide and have a list of possible house builders, it’s time to refine and cull. We recommend refining your list down to 5 options. Here are a few ways to do it:

Tick off the mandatories

We’ve all heard horror stories. An innocent family loses thousands on a dodgy builder. How can you make sure you don’t choose a cowboy? First, make sure the builder is registered. You can visit the Department of Commerce WA and search their database. Legit builders will also have public liability insurance and be members of the Housing Industry of Australia or Master Builders of Australia. If your builder is serious they will have the basics sorted.

Create your wish-list 

During your research, you’ve probably noticed builder “vibes” that resonate. It could be anything from a preference for local builders to a penchant for Hamptons-style homes. You may also have restrictions like a narrow lot design you must consider. Take note of these considerations. They will help you narrow down the search. Collect all your preferences and inspirations in a spreadsheet or document, go through your list and cross out builders that don’t fit the bill. 

Get builder proof 

Another absolute must for Perth builders is builder proof. When you’re spending a lot of money, you don’t really want a builder new to the game. You want a business who is experienced and has successfully built many homes and delivered quality every time. Look for proof. This includes:

  • Years of experience (at least 5-10)
  • High-quality portfolio 
  • Customer testimonials
  • Online reviews 
  • Addresses where they’ve built

We hate to use the dating example again, but your relationship with your builder can last up to two years. Like dates, no matter how much you stalk their Instagram, it’s best to meet them in person and come prepared with a list of questions to ask your builder

  • Are your contracts all-inclusive and fixed price?
  • What is included in my contract?
  • When will I receive my quote?
  • What’s your warranty period?
  • How do you ensure quality?
  • What happens if I want to change something after your quote? How flexible are you?
